Wyndham Rewards Launches Homes & Havens: Vacation Rentals From 15,000 Points Per Bedroom

Wyndham Rewards members can book vacation rentals with points again. On October 29, 2026, Wyndham Rewards launched Homes & Havens, a collection of nearly 800 professionally managed vacation homes and villas across the U.S., the Caribbean, Mexico and Europe. Members earn 5 points per $1 on qualified bookings and can redeem free nights starting at 15,000 points per bedroom, per night.
The launch fills the gap left when Wyndham's vacation rental partnership with Vacasa ended in late 2025. Award nights come with real limits, though: you book them by phone at least 60 days out, and points cover only the base rate.
Homes & Havens opened with nearly 800 homes and villas, from ski condos in Colorado to staffed beachfront estates in the Caribbean. Wyndham doesn't own the homes. They come from independent property managers and hospitality partners, including Brightwild, Simpson Travel, StayTerra and Thousand Trails. Cabins, yurts and tiny homes are expected to join in the coming months.
Many U.S. homes can be booked instantly online. Select villas work by request: you submit an online reservation request, then a reservation specialist contacts you to confirm.
Here is where the properties were on launch day:
| Destination | Properties | Type of stay |
|---|---|---|
| United States | 221 | Beach houses, ski homes and desert retreats |
| France | 87 | Stone farmhouses and coastal estates |
| Mexico | 81 | Oceanfront estates and resort villas |
| Italy | 61 | Farmhouses, trulli and lakefront estates |
| Saint Martin | 58 | Terres Basses estates |
| Dominican Republic | 58 | Villas in Punta Cana, Cap Cana and Casa de Campo |
| Anguilla | 40 | Beach houses near Meads Bay and Sandy Hill |
| Barbados | 35 | West-coast beach houses and hilltop villas |
| Jamaica | 24 | Staffed beachfront estates |
| Grand Cayman | 21 | Seven Mile Beach villas |
| Turks and Caicos | 20 | Grace Bay beachfront villas |
| Greece | 13 | Island villas with private pools |
Members earn 5 Wyndham Rewards points per U.S. dollar spent on qualified Homes & Havens bookings. Qualified nights also count toward your next Member Level, which is Wyndham's name for elite status.
On a $1,500 nightly rate, a 7-night stay costs $10,500 and earns 52,500 points. That is enough for a 1-bedroom award night at the 45,000-point tier, or 3 bedrooms for one night at the 15,000-point tier.
Redemptions use a tiered chart priced per bedroom, per night. The tier depends on the home's nightly rate per bedroom:
A 5,000-point tier is expected to open as the collection grows. Because pricing is per bedroom, a 3-bedroom home in the 15,000-point tier costs 45,000 points per night, and 5 nights cost 225,000 points.
Homes & Havens borrows the logic of Wyndham's new hotel award chart, which prices free nights from 5,000 to 45,000 points per room. The difference is the bedroom count. A 4-bedroom villa at the 15,000-point tier costs 60,000 points per night, but it can sleep a group that would otherwise need several hotel rooms.
Wyndham is not the first hotel program to add rentals. Marriott runs its own platform, and its Homes & Villas by Marriott promotion shows how those bookings earn. What sets Wyndham apart is the fixed per-bedroom chart: an expensive villa that lands in a low tier can return far more value than its cash rate suggests.
If you are short on points, watch our current points sales and the Wyndham Rewards points promotion running now. The Wyndham Rewards Earner Card and the other best hotel credit cards are the steadiest way to build a balance.
If you plan a group trip for early 2027 or later, search Homes & Havens now, note the nightly rate per bedroom, and call Wyndham Rewards Member Services at least 60 days before arrival to ask which tier applies. Budget cash for taxes and cleaning fees on top of the points. For short-notice trips, book with cash and collect 5 points per $1 instead.
